General Policy
​The property at 13 Claremont Street, East Launceston, Tasmania 7250 (‘The Property’) is a property of Franki Birrell (‘The Owner’) and is operated by Claremont Oak Estate ('The Hotel'). Accommodation, activities, and events are subject to availability, minimum participation requirements and prevailing weather conditions at the time of operation. An activity or event may be cancelled up to the start time departure if it is the opinion of the operator of the activity or event that weather or any other conditions are such that it would be unsafe to conduct the activity or event. Where an activity or event involves departure from the property the start time will be the time of departure. A full refund will be applicable in this case.
The liability of The Owner and/or The Hotel arising from any cancellations of accommodation, activity, or event bookings by Claremont Oak Estate or a third-party operator is limited to the amount paid for the cancelled booking.
Under Tasmanian law, The Owner and/or Claremont Oak Estate will not be liable to you for any loss, damage or destruction of your property except in very specific circumstances – see section 49A of the Civil Liability Act 2002 (Tas).
Please note, it is highly recommended to have an up-to-date travel insurance policy to cover you in case you are unable to travel when travelling to or around Australia, as cancellation penalties will apply. Your insurance may also cover loss, damage or destruction of your property.
Pets are not allowed.

Children under 12 are not permitted unless prior written approval is granted by The Owner and/or Claremont Oak Estate.
Booking and Cancellation Policy
Reservations require a guaranteed payment method with a minimum deposit of 20% of the total booking price at the time of booking with full payment processed at 48 hours prior to the check-in date. For cancellations made after 5pm, 14 days before the starting date of a booking, no refund will be provided. However, cancellation due to compassionate grounds (such as medical emergencies or family crises) will be considered on a case-by-case basis. Providing supporting documentation (e.g. a medical certificate) may assist in the assessment. In some circumstances, The Hotel may offer a credit for a future stay at their discretion.
Cards accepted include Visa, Mastercard, and American Express. A non-refundable credit card surcharge may be applied. Credit card surcharges are from 1.75% + 30¢ however may differ depending on the card type. Google Pay and Apple Pay are accepted from time to time with surcharge from 1.75% + 30¢. PayPal and Pay Later are accepted with surcharge of from 2.9% + 30¢ per transaction. By providing credit card and/or other payment method details the guest confirms they have the authority to use the credit card and/or other payment methods for the booking and the guest authorises The Hotel to charge the cost of their reservation to that credit card and/or payment method.
A booking confirmation email will be sent to the guest upon successful completion of the reservation process. If the confirmation email is not received within 24 hours, the guest should contact Claremont Oak Estate directly to ensure the booking is confirmed.
It is the guest’s responsibility to carefully review the details in the booking confirmation email, including the dates of stay, room details, and any pre-ordered extras. Any discrepancies or misunderstandings must be reported to The Hotel immediately to ensure corrections are made in a timely manner.
Guests authorize The Hotel to charge the full amount of their booking, including any pre-ordered extras, to the card provided at the time of booking. This authorization also covers any additional charges incurred during the stay, such as incidentals or room service, unless alternative payment is arranged at check-out.
Any requests to modify a booking, including changes to dates, room types, or the number of guests, must be communicated to The Hotel as soon as possible. Modifications are subject to availability and management approval and may incur additional charges. Changes made to the reservation dates will be treated as a cancellation of the original booking and therefore subject to the refund conditions for cancellations.
Special requests, such as dietary requirements, room preferences, or accessibility needs, should be made at the time of booking. The Hotel will make every effort to accommodate these requests, but they cannot be guaranteed and are subject to availability.
A card surcharge of at least 1.75% + 30¢ applies to all card payments, and this surcharge will be added to the total amount charged at the time of payment.
Claremont Oak Estate has a strict NO PARTY POLICY and guests agree there is to be no excessive noise or disturbance of other guests or members of the surrounding community. Should Management have to request guests' noise levels to be reduced, Management reserves the right to terminate the guests' accommodation at any time without any refund of accommodation or bond.
Claremont Oak Estate reserves the right to refuse service to any guest who does not comply with hotel policies, engages in inappropriate or illegal behaviour, or poses a risk to the safety and comfort of other guests and staff.
Refusal of service will be conducted in accordance with Australian law, and The Hotel reserves the right to take necessary actions to ensure the safety and well-being of all individuals on the premises.
Bookings made through third-party platforms are subject to the terms and conditions of the respective platform. In the event of a discrepancy between the platform’s policies and The Hotel venue’s policies, the platform’s terms will take precedence for matters related to cancellations, modifications, and payments.
All requests for changes or cancellations must be made directly through the third-party platform. Refunds will be processed according to the platform’s policies.
The Hotel’s own policies, including those relating to damage, incidentals, and onsite services, will apply during the guest's stay.
In the case of damage to the room, its contents, or theft of hotel property, the guest is liable for the repair, replacement, or recovery costs. A credit card will be required for incidentals, and any excessive cleaning, repairs to damaged items, or replacement of stolen property will result in an additional charge.
The Hotel reserves the right to charge the guest's credit card on file for any such costs, and an itemised invoice will be provided.
At time of check-in guests must authorise a security bond of AUD 200 per night of their stay to be returned to the guest within 7 days of check-out subject to any unpaid incidentals or amounts due to repair any damages caused by the guest. Guests must allow The Hotel to pre-authorise the security bond on a credit card provided at check-in. Cash or another means of payment may be accepted in lieu of credit pre-authorisation at the discretion of The Hotel. Guests agree that any security deposit will be refunded or reversed less any unpaid expenses incurred during their stay subject to a room check by hotel staff.
Check-in is available from 2:00 pm, and check-out is required by 10:30 am. Early check-in or late check-out may be requested but is subject to availability and may incur additional charges.
Our hotel is strictly non-smoking in all internal rooms and balconies. A cleaning fee of AUD 500 will be charged to any guest who smokes in the hotel.
Guests are responsible for logging out of personal accounts on in room Smart TVs before check-out. The Hotel is not liable for unauthorised access, charges, or purchases made through apps after departure. For assistance with resetting the TV, please contact us.
CCTV may be in operation in public areas.
Regular housekeeping is provided unless otherwise agreed. Linen and towel changes occur regularly during a stay or upon request in line with environmental sustainability practices.
The Hotel will not be liable for injuries, accidents, or losses which occur due to guest negligence or failure to comply with policies. Guests agree to indemnify the hotel against any claims or damages arising from their stay.
The Hotel reserves the right to modify this policy at any time.

Some special packages/promotions and offers are non-changeable, non-refundable and non-cancellable with full payment required at time of booking and may have minimum stay conditions. These conditions will be listed at the time of booking.
